Most property businesses are built around a single founder's instinct. Ours is built around two people who are good at different things, working the same projects from acquisition through to exit.

Sam Hesami is a property investor and developer based on the Wirral, operating across Merseyside, Cheshire and the North West. Before property, Sam spent ten years in criminal defence, working on serious, high-stakes cases — work that taught him how to assess risk properly, negotiate under pressure, and look closely at detail most people skip past. Those habits carried straight into property. Sam has spent over six years investing in property, with direct experience in HMO conversions, full refurbishments, commercial-to-residential conversions, serviced accommodation, and housing schemes delivered alongside care and supported-living providers. He invests his own capital into the projects he takes on, and leads on sourcing, acquisitions, negotiation, and relationship management.

Jonathan Murphy brings a corporate background that's unusual in property: senior leadership roles at Oracle, with responsibility for strategy, operations, and financial performance across teams and markets spanning Europe, Asia, Africa and the Pacific. At Olaya, Jonathan leads operational oversight, financial management, investor reporting, and project governance — the systems and discipline that keep a project accountable from start to finish, not just well-sourced at the start.

Sam finds and negotiates opportunities. Jonathan ensures they're delivered with proper financial control and reporting. That split means due diligence, execution and governance get the same attention as the deal itself — not an afterthought once the deal is done. We're building toward a larger, more structured property investment business: residential, HMO, development and care-sector projects, delivered with the same personal relationships and accountability that got us here.
