Investments

We work with a small number of investors at any one time. Some are busy professionals who want a fixed, defined return on their capital without sourcing deals or managing property themselves. Others are high-net-worth individuals, family offices and established investors looking at larger lending positions or ongoing deal flow, including the high-end opportunities we source in London and elsewhere. We also work with international investors seeking UK property exposure and a trusted operator on the ground.

We borrow capital from investors at a fixed rate of 10% per annum, by way of a secured loan. You know your return from the outset. We use the capital to fund acquisitions and refurbishments — you're not a partner in the project, and you carry none of its operational risk.

Our process is straightforward. We start with a conversation about what you're looking for. Once terms are agreed, the rate and security are set out clearly in writing before any capital moves. Funds are then drawn down and used for the acquisition or project they were lent against, with regular updates along the way and no day-to-day involvement required from you. Capital and interest are repaid on the agreed date.

No lending is risk-free, and we won't tell you otherwise. The specifics of how each loan is secured are agreed individually with each investor, and we focus on protecting capital through careful selection of what we fund, not through guarantees.
